The situation

Lifeline WA had outgrown its premises. Operating from around 800 sqm, the organisation needed closer to 1,000 sqm — with accommodation suited to staff and volunteers working around the clock. As a not-for-profit, every dollar committed to property is a dollar unavailable for crisis support services, so the quality of the commercial outcome mattered in a very direct way.

It was also a returning client. Simon King had advised Lifeline WA six years earlier on a lease-versus-purchase decision at a previous firm — analysis that concluded in favour of leasing, with Simon negotiating the resulting transaction. When the new requirement emerged, Lifeline WA came back.

The approach

S King Advisory was engaged directly — no landlord payment, no success fee tied to closing any particular deal. The full requirement was taken to the open market through a structured expression-of-interest campaign, with shortlisted properties inspected and taken into parallel negotiation, so a genuine alternative remained in play throughout.

The strongest outcome emerged where few would have expected it: Lifeline WA's existing building. The path there wasn't simple — the additional space needed on Level 1 was occupied by another tenant for a further year. Through negotiation, the landlord was persuaded to renew that tenant on a one-year term only, clearing the way for both levels to be brought under a single new lease.

The landlord’s first offer is a starting point. The occupier’s advisor should never be paid to treat it as anything more.

The outcome

The result was a new lease over an expanded 1,000 sqm — renewal and expansion combined — on terms secured materially ahead of the landlord's opening position: a mid-term break option, a reduced bank guarantee, committed landlord works and coterminous expiry across both levels.

The endorsement sits in the appointment itself: the second time in six years Lifeline WA has entrusted a major property decision to Simon King.
