Veris, an ASX-listed national professional services business, held office leases across six Australian cities — each with its own expiry profile, market conditions and operational requirements. Managed transaction by transaction, in isolation, a portfolio like this drifts: terms diverge, expiries cluster inconveniently, and the property footprint slowly stops matching the shape of the business.

The approach
