Whilst at a Big Four firm, Simon was appointed as the lead advisor to the Western Australian Government for the divestment of an $825 million commercial property portfolio. It was the largest property transaction in the history of Western Australia.
A comprehensive divestment strategy was developed to maximise sale proceeds, minimise transaction risks and ensure there were no post-sale liabilities. The project involved conducting detailed sell-side due diligence on all assets, including over 150 leases across CBD office buildings and suburban shopping centres. All relevant documentation was meticulously reviewed and uploaded to a secure data room enabling qualified national and international investors to conduct their due diligence.
The portfolio was then marketed both nationally and internationally to attract a broad range of investors. A tightly managed three-stage sales process was implemented ensuring potential buyers had the opportunity to accurately price their bids at each stage before negotiations with shortlisted buyers commenced.
The outcome was a highly successful transaction with the final sale proceeds exceeding the current market valuations. This strategic approach not only maximised returns for the government but also secured the optimal outcome for the divestment of their investment property portfolio.
Whilst this is not a Corporate Real Estate project, it does demonstrate large scale strategy and transaction management capability.
