A leading national data science company engaged S King and Associates (SKA) to identify, negotiate and deliver new office accommodation in Melbourne to support operational needs and modernise their working environment. The business was looking to downsize to 1,000 sqm but needed flexibility in the event of a potential merger. Timing and cost certainty were critical and the brief focused on securing high-quality, collaborative space aligned with the company’s culture and brand.
We led a targeted search and negotiated a tenancy in a new A-grade fringe building securing favourable terms including a significant incentive and a landlord funded integrated fitout. The lease was structured to include pre-agreed expansion rights on the same commercial terms should the merger proceed within six months. Less than one month after signing, the merger was confirmed. The client exercised its option expanding by 500 sqm and modifying the fitout to accommodate both teams within a unified, purpose-built workplace.
The transaction was completed on time and on budget and was one of the more significant leasing deals in the Melbourne fringe market in 2024. It delivered strategic flexibility, protected the client’s commercial position and enabled a seamless transition into a new workplace with no disruption to business operations.
